Title 5 Inspections and Septic Work, Coordinated From Evaluation Through Installation
Title 5 inspections are performed by a Massachusetts-approved System Inspector. As a licensed septic installer, DS Benoit also provides septic repairs, replacements and installation work based on approved plans, coordinating with design engineers and local Boards of Health.
Licensed Septic Installation
DS Benoit currently holds septic installer licenses in Hingham, Norwell, Hanover, Cohasset and Duxbury. Additional municipal licensing can be obtained when required for work in another community.
Title 5 inspection education
When Might a Title 5 Inspection Be Required?
In Massachusetts, a Title 5 inspection is commonly required when a property with a septic system is sold, when a proposed change requires a building or occupancy permit, when a bedroom is added, or when construction changes the building footprint. An inspection may also be required when property is divided or combined or under certain shared-system requirements. Local Boards of Health should be consulted because municipal requirements may be more restrictive.
Adding a Bedroom or Changing Use
02An added bedroom or other increase or change in use may require an inspection when the work requires a building or occupancy permit. Septic-system capacity in Massachusetts is closely connected to the approved bedroom count.
Building an Addition
03A change to the building footprint requires an inspection to confirm that the proposed construction will not interfere with the septic system, its components or its reserve area.
Concern About the Existing System
04Sewage backups, surfacing wastewater, persistent odors, slow drainage or unusually wet areas may indicate a problem that should be evaluated. Depending on the cause, the system may require a repair, upgrade or replacement rather than a routine inspection alone.
Local Requirements Matter
Title 5 establishes statewide requirements, but local Boards of Health administer septic inspections and construction and may adopt additional or more restrictive standards. Requirements should be confirmed with the Board of Health in the municipality where the property is located.
System longevity
Designed, Installed and Maintained for Long-Term Performance
A septic system designed for the individual property, installed in accordance with its approved engineered plans and maintained appropriately is better positioned to provide reliable long-term service. Actual system life depends on soil and groundwater conditions, household use, wastewater loading, installation quality and ongoing maintenance.
While properly sited, installed and maintained systems may provide decades of service, no specific lifespan can be guaranteed for an individual property.

Additions, new foundations, garages and ADUs can affect existing septic piping, tanks, distribution components, leaching areas and reserve areas. As a licensed septic installer, DS Benoit can perform permitted repairs, replace approved components and reroute septic connections when required for construction. We work from the septic designer's approved plans and coordinate the installation and required inspections with the local Board of Health.
Identifying septic conflicts early can help the builder and design team coordinate foundation placement, excavation, access, utility routing and project sequencing before construction begins.
